6/5/2012 Time is Running Out: How the Mortgage Debt Relief Act can save you!
Click for Report

In 2007, the Mortgage Debt Relief Act was passed in an attempt to help the millions of homeowners who, due to the housing crisis and economic crash, suddenly found themselves in danger of losing their home to foreclosure.

The act has helped many distressed homeowners find solutions to avoid foreclosure and opened up options to them that were previously unavailable.

However, the Mortgage Debt Relief Act was always intended to be a temporary solution and it is now set to expire at the end of 2012. For distressed homeowners, this means that time is limited for you to take advantage of this program.

Time is running out. But there is still a chance to change your financial direction and avoid foreclosure.

11/29/2011 Take action now to turn it around in 2012

Recent economic upheaval has taken a hefty toll. Looking forward to 2012, its impossible to know whats next and the kind of an impact that an upturn or a downturn at the national level stands to have on your familys finances.

Regardless of what happens in Washington or on Wall Street, two things are very clear: you are not alone and now is the time to prepare for a new normal.

With a national epidemic of unemployment or underemployment, and 25 percent of the homeowners in the country owing more on their home than they could net for it in todays market, homeownership for many has become a financial liability. Not    being able to make payments on a home that you cant afford to sell feels like an awful trap, but the fact is, there are solutionsand foreclosing on your mortgage is not one of them.

Loan modification is an option for many and banks are increasingly willing to negotiate short sales. In many cases, theyre offering sizable financial incentives to help financially strapped homeowners to get a fresh start on their lives.

As real estate professional who has achieved the Certified Distressed Property Expert (CDPE) designation, it is my mission to give homeowners the gift of a fresh start.

Contact me TODAY and lets get started.

11/15/2011 Clean Up and Unclutter Your Closets

Tired of that chaotic mess you call your closet? With a few easy, low-cost fixes and tips, you can make your closets functional, organized spaces - and find what you need, when you need it. Getting your closets in order will give you back valuable time and provide you with some peace of mind.

Here are some organization ideas from Rubbermaid, which sells closet organization systems and accessories through Lowe's and other retailers:

  • Declutter - Roll up your sleeves and empty everything out of your closets. The rule of thumb is to keep items you've worn or used in the past year; toss or donate everything else. You'll have several piles: seasonal, keep, repair, donate and toss. Purging your closets will make extra room for the items you wear often, and create storage space you didn't know you had.
  • Plan Your Layout - Use every square inch of space in your closets. Consider installing a closet organizing system. Some kits have telescoping rods and expandable shelves to accommodate large and small closets.
  • Organize Accessories - Canvas or clear bins, shoeboxes and hanging canvas organizers provide simple, functional storage options for accessories, shoes and seasonal items. Plus, you'll avoid having an avalanche of items fall from higher shelves. Don't forget to use the back of your closet door; an over-the-door organizer can neatly hold shoes, purses and other items while making the most of your space.
  • Put it All Together - Once you're ready to restock your closets, put the least-used items on the higher shelves; clothes and items that you use frequently at eye level; and shoes toward the bottom. Hang all your clothing with the hangers facing toward you (more on that later). Save yourself time and anxiety by sorting your wardrobe by season, clothing type and/or color so you can find what you need quickly.
  • Hangers Matter - Use padded hangers for delicate fabrics, plastic hangers for shirts and pants and wood hangers for suits. Get rid of wire hangers and remove clothes from dry-cleaning bags (they restrict air flow to your clothes and retain dry-cleaning chemicals in the fabric).
  • Maintain the Calm - Don't let your closets revert to their old ways. As you wear and launder clothes, hang them back up with the hooks facing into the closet. After a few months, you'll be able to see what you haven't worn, making it easy to find the clothes, then donate or toss them. Pull together outfits the night before to save time in the morning.

That experience and education also means they are better qualified to find the right home for any buyer. The homebuying process can be a daunting task. The funds raised in your community remain in the area to benefit local families.

Home for the Cure

This program gives your RE/MAX agent the opportunity to designate your home as a Home for the Cure property to benefit Susan G. Komen for the Cure. 6/27/2011 A Guide for the Do-it-Yourself Painter
One of the best ways to give your house a new lease on life is to put on a fresh coat of paint. You can hire pros to do the job, but painting is one thing homeowners can do well if they're careful and take their time.

Here are some quick tips from professional painters on doing a job that will do you and your home proud.

Paint and Equipment

Interior: For bedrooms and living areas, most people choose a high-quality latex paint (water-based) in a flat or eggshell sheen. For doors and windows, woodwork, kitchens and bathrooms, the preferred choice is semi-gloss.

Exterior: Use an exterior paint that's designed to withstand severe weather. Most pros recommend a satin sheen, which provides the best combination of durability and attractiveness.

Brushes and Rollers: For latex paint, use nylon brushes. For oil-based materials such as varnish, use natural bristle brushes. It's a good idea to have at least two sizes: a straight brush 2 or 3 inches wide and an angled brush 1 or 1' inches wide for trim. When choosing roller sleeves, the "nap," or thickness of the material, you should use depends on the surface texture: the rougher the wall, the higher the nap you'll need.

Preparation

Interior: Make sure the walls are clean and free of cobwebs and dust. If necessary, spot-wash the walls with a damp cloth. Make sure they're dry before proceeding further. Patch any holes or cracks with spackle. It's also a good time to caulk around the woodwork, door and window frames if necessary.

Exterior: Scrape loose paint, sand if necessary and prime any bare wood. Repair any caulk that has separated or cracked.

Painting

Interior: If you're painting the ceiling - which is often unnecessary - do it first. Brush around the edges and around light and fan fixtures. If you're painting the ceiling and walls the same color, you can brush a few inches down the wall at the same time. Next you'll roll the ceiling.

Repeat the process with the walls; first brush any areas you can't reach with the roller, including the ceiling line (if a different color than the ceiling), corners and baseboard, and follow up with the roller. To paint the woodwork, use your angled brush. Many people put a strip of masking tape under the baseboard to protect the carpet and make the painting go faster.

Exterior: You may want to rent or buy a sprayer. Your other option is to brush and roll, which most pros say gives you better coverage.
